Seal an Encaustic Cement Floor With Lithofin Cotto in 7 Steps for 30% Less Staining

A 6-square-metre cement encaustic kitchen can usually be sealed from a one-litre tin of Lithofin Cotto, but only after the tile and adhesive bed have dried. The method is built around seven practical steps: clean, neutralise, dry, test, apply, repeat, and buff.

Newly installed encaustic cement tiles hold moisture from two places: the tile body itself and the adhesive bed underneath. If Lithofin Cotto is applied while that water is still trapped in the floor, the sealer can turn cloudy or blotchy weeks later. Cement tiles need roughly four weeks of open-air curing after installation before a penetrating sealer is applied. Closing the pores too early holds moisture against the pigment layer, the same layer the sealer is meant to protect.

The colour in an encaustic tile comes from a cement-and-pigment slurry pressed into the upper three to five millimetres under hydraulic pressure. The surface is unglazed and never vitrified, so it behaves very differently from a dense fired tile. Water carrying tannin from wine or coffee can wick straight into the capillary structure. A penetrating sealer fills enough of that network that liquid remains on the surface for the first few seconds, giving you time to wipe it away.

Why Lithofin Cotto suits cement encaustic tile

Many low-cost floor sealers form a sacrificial plastic layer on the surface. On high-pigment cement tile, that layer can yellow, scratch white under furniture, and peel at grout edges within a season. Lithofin Cotto is solvent-based and penetrates the tile, bonding inside the pores while keeping the matte cement appearance. On a decorative patterned floor, preserving the dry mineral look matters as much as stain resistance.

The product also gives a slight colour-intensifying effect. On faded grey-and-ochre Moroccan-style tiles, that can move the pattern from flat to more saturated without creating a wet-look shine. It is sold in roughly one-litre and five-litre tins. Raw cement commonly takes around 8 to 12 square metres per litre on the first coat, then far more on the second coat once the pores are partly filled. Plan for two coats so the tin does not run out halfway along a hall.

Steps one to three: clean, neutralise, dry

Start with Lithofin Builders Clean or a comparable acidic cement-film remover. Its job is to strip grout haze and cement laitance from the surface before any sealer reaches the pores.

Dilute it according to the tin, then work in sections of about two square metres. Scrub with a white nylon pad and rinse with clean water. Rinse a second time. Acid residue left in the tile can block the sealer and create pale streaks, so that second rinse is part of the sealing system, even though no sealer has been opened yet.

After the acidic wash, bring the surface back toward neutral with a final clean-water mop. Then let the floor dry fully. Cement releases water slowly, so allow at least 24 hours in a warm, ventilated room, with longer drying time in damp weather.

A moisture meter pressed against the tile should give a low and stable reading before the next step. For a simple field check, tape a square of clear plastic to the floor overnight. Condensation under the plastic in the morning means the floor still has moisture moving upward.

These preparation steps take more elapsed time than the coating. They also carry more risk. Even careful application cannot make a penetrating sealer perform properly over damp tile, grout dust, acid residue, or cement haze.

The floor should look evenly clean and dry before the test patch. Uneven darkening, powdery residue in joints, or pale streaking after the rinse stage should be dealt with before the first coat goes down.

Run the water-drop test

Put a teaspoon of water on a hidden tile and watch how it behaves. If the patch darkens and soaks in within 30 to 60 seconds, the cement is dry and porous enough for sealing.

If the water beads and stays on top, residue or moisture is still interfering with absorption. Dry the floor longer or clean again before committing the full area.

Steps four to seven: apply, wait, second coat, buff

Apply the first coat thinly and evenly with a flat applicator pad, a lambswool block, or a low-nap microfibre mop. Use the same roughly two-square-metre working sections used during cleaning. Lithofin Cotto goes on wet, and raw cement can drink it quickly on the first pass, so keep a wet edge as you move across the floor.

Do not leave pools in grout lines or low spots. Wipe them back within a couple of minutes. Sealer that dries in a hollow can cure glossy and appear as a dark patch, especially where light crosses the floor at a low angle.

Let the first coat penetrate and dry for the interval stated on the tin. In practice, that interval can run from several hours to overnight depending on temperature and ventilation. Cooler rooms need the longer end of the range. Touch a corner before recoating; it should feel dry, with no tackiness.

The second coat goes on the same way, only thinner. The first coat has already filled part of the capillary structure, so the tile takes much less product. Work evenly and keep checking grout lines for excess.

When the second coat has dried, buff the surface lightly with a clean, dry microfibre cloth. This lifts tiny residue left proud of the surface and reduces faint streaking visible in raking light.

Full chemical cure comes several days after the final coat. That is the point at which the floor gives reliable resistance to oil and wine. Keep heavy furniture and washing off the surface for at least 72 hours.

Grout between encaustic tiles can be even more absorbent than the tile face. The Lithofin Cotto coat seals grout as you work across the floor, but a separate cementitious grout that sits proud may need extra attention. A dedicated grout sealer worked into the joints with a small applicator bottle closes the path where coffee tends to settle.

A 6-square-metre kitchen example

For a small galley kitchen of 6 square metres, a thirsty first coat at about 10 square metres per litre uses roughly 0.6 litres. The second coat, applied over partly sealed pores, may cover 18 to 20 square metres per litre, so allow about 0.3 litres. The total sits below one litre, leaving enough margin for grout lines and a test patch.

The timing spreads across three sessions. The acidic clean and double rinse may take about 90 minutes of work, followed by a 24-hour dry. The next session covers the water-drop test, first coat, and waiting time, with perhaps an hour of hands-on work and then several hours to overnight before the surface is ready again. The final session is the second coat and buffing, usually under an hour. Active labour is modest; the drying intervals decide the pace.

A raw cement encaustic tile absorbs a wine spill almost instantly and holds the tannin in the pigment layer, where staining is close to permanent. The same tile sealed with two coats of Cotto gives a window measured in tens of seconds. On a kitchen floor, that short delay can separate a clean wipe from a marked tile.

Cleaning and re-sealing later

Avoid acidic or strongly alkaline cleaners on a sealed encaustic floor. Acid attacks the cement and the sealer, while bleach, limescale removers, and many supermarket bathroom sprays can degrade the seal over months. A pH-neutral cleaner such as Lithofin Easy-Care keeps the sealed surface intact and adds a thin maintenance layer with each wash.

Reapplication follows wear on traffic paths, with no fixed annual schedule. Run the same water-drop check on a worn traffic line every year or so; when water starts darkening the tile within a few seconds, that zone is ready for a fresh thin coat. Doorways and the strip in front of a sink usually wear first, and a penetrating sealer can be spot-applied there because its edges blend into the older sealed surface. That edge behaviour is the reason spot sealing can remain visually quiet on a patterned cement floor.
