Seal Oak Stair Treads With Treatex Hardwax Oil in 6 Steps for Up to 40% More Wear
Oak stair treads can see 5 to 10 times the foot traffic of a nearby landing, and early wear usually appears on the front 40mm of the nosing. Treatex Hardwax Oil is a UK-blended carnauba and beeswax finish cut with sunflower and jojoba oils, made to soak into oak grain instead of forming a surface film.
Why the nosing fails first
The front edge of a stair tread gets hit from two directions. On the way down, the heel lands hard on the nosing; on the way up, the toe pushes off from the same rounded edge. In a 14-step domestic flight, the front 40mm of oak takes roughly double the abrasion seen at the centre of the tread and many times the wear taken by the riser.
Bare oak at that point rarely collapses at once. It greys, then turns fuzzy, often within 18 to 24 months in a busy hallway. The first change usually sits on the radius where the foot rolls over the edge and grit is crushed into the fibres.
This is where a penetrating finish earns its keep. Treatex Hardwax Oil can reach about 1 to 2mm into the oak, leaving colour and water resistance below the surface layer that gets rubbed away first. Polyurethane gives a different failure pattern: its protection is a film of about 60 to 120 microns on the surface, so repeated impact at the nosing can chip it and peel it back as a pale crescent.
Treatex Hardwax Oil is made in Oxfordshire. It suits this kind of stair job because the open time and recoat windows are clear enough to plan around, and the matt and satin versions behave consistently on European oak. A worn strip can also be refreshed without stripping the whole step.
Steps 1 and 2: sand the oak and stop at 150 grit
Remove the old coating before any oil is opened. A detail sander will handle much of the tread face, while a scraper is useful under the nosing radius, where old finish often survives as a hard ridge.
When the timber is bare, start the flattening pass at 80 grit. Move to 120 grit and finish at 150 grit. Stop at that point. Oak taken to 180 or 240 can close up enough for the first coat to bead on the surface instead of keying into the grain.
A Festool RO 90 or any sound random-orbit sander will do the flat areas. The curved nosing usually needs hand sanding. Fold the abrasive over a cork block so the paper follows the radius without flattening the front edge.
Give that front edge more time than the broad face. A nosing left with a coarse 100-grit scratch pattern will show every line after the oil darkens the grain. Those marks sit at eye level for anyone walking down the stairs.
Vacuum the whole flight carefully. Then wipe the oak with a cloth barely dampened in white spirit to lift the fine dust from the open pores. Let the white spirit flash off for 15 to 20 minutes before oiling.
Keep steel wool away from the work. Oak contains tannin, and iron from a steel-wool fragment or a damp nail head can leave a blue-black stain under oil. Synthetic abrasive pads are safer for scuffing and cleaning between stages.
If a moisture meter is available, check the treads before finishing. Below 12 percent is the target. Oil over damp oak can cure unevenly, especially in an unheated hallway.
Step 3: the first coat should look almost dry
Apply Treatex thinly. A 750ml tin covers roughly 18 to 24 square metres per coat. On a standard 14-tread flight, with treads around 0.25 square metres each, one tin covers the treads, the nosings, and a string with litres to spare.
Decant a small amount and work from that. Use a Treatex applicator pad or a lint-free cloth, moving with the grain across the tread width. The coat is right when the surface looks almost dry.
Hardwax oil is not paint. A heavy coat can stay tacky for days and collect hallway dust. After 10 to 15 minutes, pull a clean cloth across the surface and remove oil that has not soaked in.
Check the nosing radius with extra care. Gravity draws oil into that curve, and pooled oil there is the commonest first-coat mistake. Wipe it back until the sheen is even and the edge no longer looks wet.
Step 4: temperature sets the recoat window
Leave the first coat for 8 to 12 hours at 18 to 20 degrees Celsius before the second coat. Below 15 degrees, curing slows sharply, so an unheated winter hallway may need a fan heater during the job, or the recoat window can stretch beyond 24 hours.
Step 5: second coat, local reinforcement, and buffing
The second coat goes on thinner than the first. By this stage the grain is partly sealed, and the oak absorbs much less oil. Use the same routine: pad with the grain, wait about 10 minutes, then wipe back the excess.
Where traffic is concentrated, some installers add a local third coat on the front 40mm strip only. Feather it into the tread so there is no visible edge line. That gives the nosing extra material in the place that wears first.
After the second coat has been wiped back, leave it for 30 to 40 minutes so it starts to set. Then buff each tread with a white synthetic pad or a soft cloth in a circular motion.
Buffing brings the carnauba and beeswax content to the surface and gives Treatex its soft matt or satin sheen. If that pass is skipped, the finish can read flat and slightly dull.
Use a light touch so the pad polishes the wax without generating heat. A heavy pass is unnecessary and can disturb oil that is still setting.
Foot traffic should wait until the finish has cured properly. Treatex can be touch-dry in a few hours, yet it reaches working hardness over 7 to 10 days and continues toward full chemical cure after that. During the first week, keep sliding socks, loose rugs, and dragged furniture off the stairs; the wax matrix is still cross-linking, and a deep scuff in that period will heal far less cleanly than a mark on a cured surface.
Step 6: maintain the strip before bare wood appears
The worn area needs attention before raw oak shows through. Watch the nosing. When the sheen drops and the edge feels dry under a fingertip, often 12 to 24 months into use in a domestic hallway, that strip is ready for a maintenance coat.
The refresh is small work compared with stripping a staircase. Clean the worn strip, scuff it lightly with a fine synthetic pad, and apply one thin coat to that area alone. Sound finish on the rest of the tread can stay in place. Once the surface is clean, a flight can be refreshed in about 20 minutes.
Cleaning should stay gentle. Use a pH-neutral wood soap, the Treatex floor care range, or another neutral cleaner diluted in water. Apply it with a wrung-out mop or cloth so water is not driven into the joint between tread and riser.
Alkaline cleaners are hard on the finish, and steam is worse. Steam pushes moisture into joints and can lift the oil. A doormat at the foot of the stairs also helps because fine sand underfoot is the main abrasive on the nosing.
A four-person household with a dog will reach the dry, dull stage sooner than a single occupant. UV exposure changes the colour picture as well: the same oak in a south-facing stairwell will fade faster than a shaded flight, and a newly oiled front strip can regain its sheen while keeping a slightly different tone.
